Risk Mitigation Building Surveyor

M2 Partnership has been instructed by one of the largest London estates to recruit a Risk Mitigation Building Surveyor to work within their central London office.

The Opportunity

At its core, this is a Building Surveying role that is focused on reducing estate wide risk exposure, and working proactively with our insurance broker and insurer, to help minimise claims and reduce insurance premiums.

The Risk Mitigation Surveyor will be responsible for helping to improve the way in which the estate is managed and maintained - through initiative surveying techniques and practices, and the effective implementation of new technology.

The Risk Mitigation Surveyor will help improve the quality of the London estate, whilst always protecting heritage and architectural value. This post will report directly into the Director of Projects and Building Surveying and will involve active management of internal and external stakeholder relationships, including participation in working groups and motivation/ mentoring of less experienced members of the team. The role requires a proactive approach to innovation, stakeholder management, and improvements to existing policies and procedures.

Day to Day

Risk Management Inspections/ Survey Programme:

* To undertake a comprehensive series of property inspections on the Belgravia, and Mayfair Estates, acting on information supplied by management surveyors, insurance brokers and insurers to prioritise poorly performing buildings, or buildings previously subject to insurance claims.

* To report on the fabric, construction, condition, maintenance, and occupation of those properties inspected in the format agreed with insurance brokers and underwriters to ensure their records are up to date.

* To liaise with the Planned Preventative Maintenance (PPM), Projects and Building Surveying teams to identify opportunities for risk management initiative implementation. The Risk Mitigation Surveyor will be responsible for programme management of all risk mitigation projects.

* To issue practical and relevant risk improvement recommendations and guidance to occupiers of the Belgravia and Mayfair Estates and adopt a proactive follow up procedure to ensure that recommendations are implemented, to facilitate the improvement of building stock across the Estates.

* To undertake regular analysis of the inspection programme and provide frequent updates to insurance brokers and insurers on general progress, poorly performing buildings identified, and outstanding risk improvement measures.

Risk Mitigation:

* To identify and implement internal processes, innovation and controls which will improve the management/ risk mitigation process of the properties under the estates direct control.

* To liaise with insurance brokers and location teams to review the causes of damage to properties and follow up where appropriate with a view to reducing the number of claims across the portfolio. Work with the insurers to review water leak reduction technology and pilot this across the directly managed portfolio.

* Maintaining effective communication between our client and the insurers to explore opportunities to minimise risk across the London Estate with the aid of a fund provided by the insurers.

* Management of expenditure of this fund and to assist in negotiation of the following years'' fund.

* To effectively manage the Escape of Water (EoW) Committee to implement strategies and maximise on opportunities to mitigate risk across the estate. This entails sharing ideas, strategies and opportunities as well as ensuring the insurers are involved in the initiative/ strategy workshops. The Risk Mitigation Surveyor is to chair all EoW committee meetings and drive all progress.
